Olaivavega Ioane, the No. 14 overall pick in the 2026 NFL Draft, enters the league with a $24.23 million rookie contract and a ~$14.08 million signing bonus.
Before the Penn State interior lineman takes a single snap for the Baltimore Ravens and goes to protect Lamar Jackson, he faces a financial decision that could, and likely will, shape the next decade of his life:
Should Ioane establish residency in Maryland, or maintain a lower‑tax home state? Because for a 22‑year‑old with elite second‑contract/extension potential, the wrong address doesn’t just cost money.
It could cost millions.
APSM breaks down Ioane’s real estate and residency choices to suggest where the Ravens rookie should establish his primary residence to maximize his net worth across:
- His home state (Washington)
- His college state (Pennsylvania)
- His drafted state (Maryland)

Does Olaivavega Ioane Own Any Property?
Ioane was born and raised in Graham, Washington, starring at Graham‑Kapowsin High School, before becoming one of the most dominant interior linemen in the Big Ten.
There are no public records of Ioane owning real estate in Washington, Pennsylvania, or elsewhere.
Like most NIL‑era athletes, he likely (and hopefully):
- Rented during college
- Saved NIL earnings and sponsorship income
- Waited until the draft to make major real estate decisions
Now, with a ~$14 million signing bonus on the way, Ioane’s first real estate move is a financial fork in the road. Maryland, Virginia, the nations capital, all come with ~6-10% income tax brackets and additional county taxes.
When you are from a state with no-income tax like Washington, the DMV region is not where he should anchor his residency if he wants to maximize his net worth and pocket the most of his signing bonus.
Market #1: Washington (Home State)
- Median Home Price: ~$575,000
- Property Tax Rate: ~0.9%
- State Income Tax: 0%
- Cost of Living: ~10–15% above U.S. average
- Market Trend: 5–8% annual appreciation (Seattle, Tacoma, Bellevue)
Pros
- 0% state income tax
- No tax on signing bonus
- Strong appreciation in Seattle metro
- Familiar environment
- No capital gains tax on real estate
- Best long‑term financial home
Cons
- Higher cost of living
- Expensive housing in King County
Washington is one of the best financial homes in the entire draft.
If Ioane establishes Washington residency before his signing bonus hits,
he could essentially protect every dollar from state income tax,
saving the young man millions over the course of his rookie deal.
Market #2: Pennsylvania (College State)
- Median Home Price: ~$270,000
- Property Tax Rate: ~1.5% (high)
- State Income Tax: 3.07%
- Cost of Living: ~5% below U.S. average
- Market Trend: 3-5% annual appreciation
Pros
- Lower income tax than Maryland
- Familiar environment
- Affordable housing
- Flat tax rate (not marginal/sliding scale)
Cons
- High property taxes
- Not as tax‑friendly as Washington
- Lower appreciation than Washington
APSM Take
Pennsylvania is solid, but not elite.
On a ~$14 million signing bonus:
- Pennsylvania (3.07%) → ~$432K in state tax
- Washington (0%) → $0
Ioane saves ~$432K instantly by choosing Washington over his college state.
Market #3: Maryland (Drafted State)
- Median Home Price: ~$415,000
- Property Tax Rate: ~1.1%
- State Income Tax: 5.75%
- Local Income Tax: up to 3.2%
- Cost of Living: ~10–15% above U.S. average
- Market Trend: 3–5% annual appreciation
Pros
- Close to Ravens HQ
- Strong rental markets in Baltimore County
- Good suburban appreciation
Cons
- 5.75% state income tax
- Local taxes push total to ~8–9%
- Higher property taxes
- No financial upside for a rookie
APSM Take
Maryland is fine to rent, terrible to claim residency.
Ioane should never establish Maryland residency.

Residency Impact on Ioane’s Signing Bonus
- Gross Signing Bonus: $14,083,440
- Federal Tax (37%): $8,872,567
| Residency State | State Tax Rate | State Tax on Bonus | Estimated Net Signing Bonus |
|---|---|---|---|
| Washington | 0% | $0 | ~$8.87M |
| Pennsylvania | 3.07% | $432,000 | ~$8.44M |
| Maryland | 5.75% | $809,000 | ~$8.06M |
Washington saves Ioane:
- ~$432K vs Pennsylvania
- ~$809K vs Maryland
This is a multi‑million‑dollar residency decision over his rookie deal.
Investment Scenario:
Turning $8.87M Into Real Wealth
Using the Washington residency scenario:
| ROI Rate (5 Years) | Projected Value |
|---|---|
| 10% Return | ~$13.8M |
| 12% Return | ~$15.2M |
| 15% Return | ~$17.3M |
| 20% Return | ~$21.4M |
If Ioane invests his entire net signing bonus (index funds, mutual funds)
and lives below his means,
he could potentially turn ~$8.87M into $15-20+ million.
This is how you beat the 70% of athletes who go broke after retirement.
Jock Tax Considerations
Washington Advantage
- 0% income tax
- No tax on signing bonuses
- No capital gains tax
- Best long‑term wealth compounding
Pennsylvania Disadvantage
- 3.07% income tax
- High property taxes
Maryland Disadvantage
- 5.75% income tax
- Local taxes push total to ~8-9%
APSM Real Estate Verdict
Washington Should Be His Primary Residence.
Pennsylvania Should Be His Secondary Market.
Maryland Should Be a Rental Market Only.
If Olaivavega Ioane wants to maximize his rookie earnings, protect his signing bonus, and build long‑term wealth, the move is simple:
- Keep Washington residency.
- Rent in Maryland.
- Avoid Maryland residency at all costs.
- Invest aggressively from Day 1.
Ioane has one of the cleanest financial setups in the draft,
if he plays it correctly.
Suggested Real Estate Strategy
for Olaivavega Ioane
- Primary residence: Washington (Tacoma, Puyallup, Bellevue)
- Secondary: Pennsylvania property for long‑term rental
- Work base: Short‑term rental in Baltimore County
- Invest: Majority of signing bonus into index funds + WA real estate
- Goal: Turn ~$8.87M into $15-20+ million by Year 5
Ioane is one of the few rookies who can avoid a tax hit entirely,
and build wealth quietly and efficiently.
